There are many reasons why you would need the services of a professional land surveyor. For example:

Often a buyer or seller will need a retracement survey of a property so they can have an accurate description and acreage of the property to be conveyed.

Sometimes property owners will need a property line recovered and marked so a fence or other improvement can be built or so a setback line can be determined to allow a building to be sited properly.

Sometimes there may be a dispute over the location of a property line and a surveyor will be hired to perform a survey and render a professional opinion to the proper location of the line based on the available evidence and the applicable laws and land regulations.
